Its Happening Again....

Dear House Owner,

HOUSE BREAK-IN

Its happening again... after 3 weeks of no activity, we have a break-in three days ago at Block 1. Gas cylinder is among things that they like to steal. The house have no grill thus easy for them to just go into the house through the ventilation opening at the kitchen.

Perbadanan is again advicing all house owner to install the grill. Please contact us should you wanted us to install the grill for you. It only cost RM725 for front door and the kitchen ventilation opening.

Due to that, we inspect all the units from floor 6 upwards and to our supprise, 15 house was not lock, meaning you just can enter the house from the front door. This 15 houses was not being occupied but do have foot marks of climbing on the wall at the kitchen ventilation opening.

RUKUN TETANGGA

Perbadanan in forming the Rukun Tetangga for SPV Block 1, 2, 3 and 6. A briefing on this matter will take place at the Multi Purpose Hall on July 1, 2008 at 8.00 pm. All resident and house owner are advice to joint the briefing, to know what power that we have to chase the criminal away.

COLLECTION

Average collected for Maintenance and Management Charge for month of April and May 2008 is around RM12,000. Still very very low comparing to our target of RM200,000 total for both month. So Perbadanan can only spent the collection to important things such as cleaners, security at guard house and cleaning the pools. Not functioning lifts at Block 1, 2 and 3 remain untouch as to repair it are too costly.

PERBADANAN OFFICE

Perbadanan have establish their office at Ground Floor, Block 3. Tenant may pay their water bills at the Perbadanan office or at our Authorised Collection Center at Kedai Serbaneka Kak Lang. One of our committee was being elected to be the Resident Manager and he will look into the problem raise by resident or house owner. However, his job is strictly limited to the common property area and nothing to do inside your house.

June 08 Invoice issued.....

Dear All House Owner,

The invoice for June 2008 has been issued yesterday (15 June 2008). The invoice shows the detail charges from April 2008 to June 2008 and also the payment received until 10 June 2008.

WATER CHARGES - Water consumption charges for period from 31 Jan 2008 to 29 Apr 2008 is also included. Should there is tenant staying in your house, a separate water bill have been sent to them and they can pay it by cash to our Authorised Collection Center (ACC) at Kedai Serbaneka Kak Lang at Ground Floor of Block 3. A minimum charges of RM5.00 per month are imposed to none active water meter or if usage is less than RM5.00. For usage more than RM5.00, the charges will be calculated based on RM1.60 per meter cubic.

Arrears to Dataran Mantin Sdn. Bhd. (DMSB) is also included. This is the payment which house owner did not pay to DMSB before 31 January 2008. However, the collection for this arrears will not go to Dataran Mantin Sdn. Bhd. but will directly go to Jabatan Bekalan Air Negeri Sembilan (JBANS). This is to make sure that JBANS will received our prompt payment and minimised the chances that they will removed our bulk water meter.

PAYMENT - Payment to the Perbadanan has getting more easier. House owner can pay the charges at any Maybank through our account number 5-05082-01155-6 with the name of PERBADANAN PENGURUSAN BERSAMA SRI PALMA. House owner can pay by cheque or cash but whatever you do, please forward the copy of the bank-in slip to us with your name and unit number written on it. This is important as to make sure that your account with us is updated. You may fax it to 03-78467762 or scan/email it to jsai-my@streamyx.com or post it to The Chairman of JMB SPV 1236, D/A: Azman Badaruddin, Lot. 3409A, Jalan Resak, Kg. Melayu Subang, 40150 Shah Alam, Selangor.

CAR STICKERS - We have introduced car stickers to all resident staying at Sri Palma Villa 1, 2, 3 & 6. Should you as a house owner like to have one, kindly fax to us your full name, contact address, unit number, car brand/model and car registration number and we will post it to you. You may obtain the car stickers for up to four cars. Car stickers are issued free of charge and valid until 30 Sep 2008. For this period of time, every house owner will be approved to have the car stickers, no matter whether you have paid the Maintenance and Management Charge (MMC) or not. However, Perbadanan may impose strict regulation that only paid house owner can park their car inside the area of Sri Palma Villa.

LIFTS - With the authorised supplier of the lifts - KONE Elevators, we have inspect the faulty lift at Block 1, 2 and 3 and was surprised to found that the inverters for the lift motors are missing. The supplier told us that one inverter may cost around RM38,000. Perbadanan is investigating into this matter with DMSB. So for time being, only one lift is working at Block 1, 2 and 3.

ILLEGAL OCCUPYING - While enforcing the security of Sri Palma Villa, we encounter to an illegal occupant who stay in a house without permission from the house owner. For all house owner who did not rent their condominium and wanted Perbadanan to inspect their house, kindly wrote to us and we will inspect and let you know the condition of your house.

Meeting with Residents...

Dear House Owner,

We have a long meeting with the residents of Sri Palma Villa yesterday. Topic discuss include the following:

1. Forming the Rukun Tetangga

As all of us knows, there are a lots of criminal activities at our premisses. Police with the help of resident captured 6 suspects two days ago. This reduce the activity a bit but there still some criminal left in the area which now is being monitored.

Due to this, JMB will form Rukun Tetangga and all resident are requested to join it. With Rukun Tetangga, not only criminal can be put to stop but the integrity between resident can be achieved.

2. Security at the Gate

To safe guard residents belongings, JMB will enforce the security at the gate. A data list of resident and their vehicle are being circulated and collected. All vehicle will need to stop at the gate, open their trunk for inspection. Things such as DVD player, rice cooker, speakers etc will need to be declared before passing through the security.

House owner name list will also be at the gate. Your car will also be inspected.

3. Surau

Two residents have volunteer to clean the "surau" and will look into its problem. JMB will provide a vacumn cleaner and tools to clean the surau.

4. Rubbish

JMB request all house owner to inform their tenant to comply with the house rule. Four part time cleaners have been employed who will clean the area for once. Any tenant found to throw rubbish from their windows or not placing their rubbish into the rubbish bins will be compounded.

5. Street Lighting

With the help of resident, we have started to replace the street light bulb and corridor light bulb. As this was done by resident, it will take sometimes to get everything in place.

It is our hope to see this place to be our lifetime heaven. We like to see all the smiling face, greet each other and help each other. Together we will be strong....

Illegal Tenancy......

Dear House Owner,

With police help, we went into several "auction house" and was surprised to see that it was being used by an illegal tenant who make it as their base for their crime. We went into three houses yesterday which all was listed as "auction house" by the bank and lots of foot print and sleeping mattress were found. Some even have the remote control "BAYU" fan installed and cooking utensil were also found.

Because of this, JMB is issuing a notice to all residents to fill-up a form which to register all tenancy staying at Sri Palma Villa. They also required to list down all vehicle that they have and ONLY registered owner, tenant and vehicle will be permitted into the premises.

A meeting with all residents will take place at our Multi Purpose Hall on June 7, 2008 at 4.00 pm. All residents are request to attend the meeting. House owner are welcome too. We will discuss about security matters and others matters such as maintenance, rubbish collection etc. We also will discuss about the requirement to form a Rukun Tetangga.

Please help us in this as we wanted to see a better living area for all.
