SITUATION AT SRI PALMA VILLA


To all house owner and resident.

Please be informed that the contribution for the maintenance and management charge (MMC) have been lesser and lesser every day. To date, the collection for January 2010 is only RM17,550 (12%), for February 2010 is RM14,850 (10%) and last month, March 2010 is only RM12,000 (8%). It will be very difficult for the Joint Management Body (Management) to maintain and manage this area and the following action may be consider to be enforced in order to reduce the expenses and to manage this area to its minimum limit.

1. To disconnect the compound lighting and emergency exit stairs lighting.
2. To stop the service of one lift at every block.
3. To reduce the opening time for the swimming pool.

For information, JMB have to paid around RM11,000 to RM13,000 per month just for electricity usage of the common property. Now this cost must be reduced to 60%.

4. Termination of workers.

Total remuneration for all 28 management staff per month is around RM18,500. Management may have to terminate some staff to reduce cost and of course, by terminating this staff, the performance of the Management will be greatly reduced.

Other than that, the Management has to face with the attitude of some residents, who always irresponsibly throw their house hold rubbish at the lift lobby, near the fire hose and some even still throw their rubbish from their windows down to the ground. This of course will put an additional burden to cleaners which is not being part of their scope of work. House Rule which was agreed by all of us clearly stated that all house hold rubbish must be place in the rubbish bin located at the Rubbish House by the owner. There are three Rubbish House located around the area of Sri Palma Villa but these lazy residents are too lazy to walk to the nearest Rubbish House to dispose their rubbish. This is not a resort where everything is taken care of, this is a residential area and everybody need to perform their duty to make sure that this place is a beautiful place to stay.

Fire, Public Liability and All Risk Insurance – As the collection are still very small, there are no surplus for the Management to purchase these insurances. The premium for these insurances is around RM80,000 per year. As for that, please be informed that, the Management will not be responsible to any kind of accident, loss of life or whatsoever incident to either to yourself or to your family or to your friend or to anybody while they are in the area of Sri Palma Villa. Management also will not be responsible to any losses or stolen of property due to thief, misplace or being towed/taken away by other party or whatsoever. You are to purchase your own insurances to protect yourself, family and your property.

The Management is in the process of sending out a Notice to all house owners who fail to pay the MMC. We are in the discussion with the Commissioner of Building (Majlis Perbandaran Nilai) to get their help and advice on how to do this legally. The Act 663 which was used to form this Management will also be used to bring these stubborn owners to justice. Please do not blame this Management if your properties are being confiscated by Majlis Perbandaran Nilai.
